The Mortgage calculator takes a loan amount after down payment, annual interest rate and a term of 1 to 100 years and returns the monthly principal and interest, total interest and total paid. Optional monthly property tax, insurance and HOA amounts are added to give an estimated total monthly payment. It is a simplified estimate, not a lender quote.

How is a mortgage payment calculated?
The term in years is multiplied by 12, the annual rate is divided by 1200, and the payment is loan × r / (1 − (1 + r)^−months). A 300,000 loan at 6% over 30 years gives about 1,798.65 in principal and interest per month.
Does the mortgage payment include property tax and insurance?
Monthly principal and interest covers the loan only. The estimated total monthly payment adds the property tax, insurance and HOA amounts you enter per month. Those extras are not part of the loan formula and do not change total interest.
Should I enter the home price or the loan amount?
Enter the loan amount after your down payment. The calculator does not ask for a home price or down payment percentage, so subtract the down payment first. A 375,000 home with 75,000 down is entered as 300,000.
